Lee NYC Relocates And Expands Social Adult Care In Washington Heights

Including Sergio Turaev, Associate, of Lee & Associates NYC have negotiated a 14,859-square-foot lease on the entire third floor at 617 West 181st Street, between Wadsworth and Saint Nicholas Avenues.Founded in 2013, the senior community center provides a variety of services including daily educational programs, social programming and recreational activities. They are relocating from 516 West 181st Street, where the center was housed in 11,000 square feet of space.

“This new location will be perfect for Social Adult Care as it’s within a five-block radius of their previous center, important for their longtime clientele, but offers nearly 4,000 additional square feet,” explains Mr. Lorenzo, whose leasing team represented both the tenant and owner, Chera Realty Group, in this transaction. “Serving as an alternative to at-home care for seniors, Social Adult Care is truly a pillar of the community for older residents of Washington Heights. As such, we were excited to assist them in finding a new home.”

617 West 181st Street is conveniently located less than a block from the 1 train at the 181st Street station and is in close proximity to numerous bus lines. Modell’s Sporting Goods and CityMD are other tenants at 617 West 181st Street. Surrounding restaurants and attractions include Target, La Casa Del Mofongo, Bakery El Panadero, Yeshiva University, Goodwill and the Fort Washington Library.

Also in Washington Heights, the same Lee NYC leasing team is currently marketing a mixed-use development at 2420 Amsterdam Avenue, between West 180th and West 181st Streets. There will be 145,000 square feet of office space, a 221-room hotel and 8,000 square feet of retail space. Developed by Youngwoo & Associates, it will also be the first ground-up asset built in an opportunity zone in all of New York City.

Social Adult Care is expected to take occupancy at 617 West 181st Street on January 1, 2020. The lease term is 14 years and the asking rent was $55 per square foot.
