Is looking for new office space in Manhattan as part of a planned expansion in New York City, according to Bloomberg.
The company is seeking between 250,000 and 450,000 square feet of office space, a substantial increase from its current footprint at 155 Avenue of the Americas in lower Manhattan, according to people familiar with the matter who requested anonymity because the discussions are private. The search comes amid a broader wave of AI-driven leasing activity that has helped revitalize Manhattan’s commercial real estate market.

AI Fuels Manhattan’s Office Rebound
Anthropic’s hunt for space arrives as Manhattan’s office market records its strongest performance in years. The market saw 43 million square feet rented in 2025, marking a 20% increase from 2024 and the highest annual leasing volume since 2014, according to data from property services firm Savills. AI companies were among the most active participants in the leasing surge.

Through the first nine months of 2025, AI-focused firms leased 486,000 square feet of office space in Manhattan—surpassing their total leasing volume in all of 2024 and nearly double 2023’s figure, according to Savills. From 2023 to 2025, AI’s share of tech sector office leasing in Manhattan rose to 19%, more than double the 8% from 2020 to 2022, according to CBRE.
For all of 2025, Manhattan office leasing volume was the highest since 2019 and fell just 2.4% below that pre-pandemic total, according to Colliers.
Anthropic’s Rapid Growth
The potential New York expansion reflects Anthropic’s rapid growth trajectory. The company, backed by Alphabet’s Google and Amazon, has expanded its client base from fewer than 1,000 businesses to over 300,000 in just two years. By August 2025, its annualized revenue had surged past $5 billion, up from around $1 billion at the start of that year.

The company is currently pursuing a multi-billion dollar fundraising round that would value it at $350 billion—nearly double its valuation of approximately four months ago. Singapore’s sovereign wealth fund GIC and Coatue Management are expected to lead the round, with Microsoft and Nvidia committing a combined $15 billion.
Anthropic has also been expanding in San Francisco, where it leased about 100,000 square feet at 505 Howard Street in September 2025, adding to its 230,000-square-foot headquarters across the street. The company is reportedly in talks to take over an entire 420,000-square-foot building at 300 Howard Street for a 13-year term, writes Perplexity.
