Back in January of 2016, YIMBY reported on new building applications for a through block site spanning from 305 West 128th Street to 304 West 129th Street, in West Harlem, between Frederick Douglass Boulevard and St. Nicholas Avenue. A rough on-site image appeared two months later, and now we have the full renderings for the project, which is being designed by Kutnicki Bernstein Architects.
The site is located three blocks north of the A, B, C, and D trains’ 125th Street stop, and just a short walk further from the same stop on the 2 and 3 trains, making it extremely convenient to subway access. While the current infill development, which will total 53,074 square feet, is a positive contribution, more density could easily be handled by the neighborhood, though the site’s R8 zoning is still generous by New York City standards.
The square footage will be divided between 57 units, averaging over 900 square feet apiece, which means condominiums are more likely than rentals, though the architect’s website describes the project as “apartments”. The renderings would seemingly confirm condos, given the lack of PTACs, though whether they are left out of the picture in real life remains to be seen. Larger windows on the 129th Street building are lacking the spaces necessary for PTACs, while the 128th Street side includes them, also opening the possibility to a mix of condos and rentals.
The exterior will feature a brick facade with some type of white inlay surrounding the large windows. One of the buildings will rise eight floors, the other, ten. The envelopes of both will retreat along the top two floors, yielding expansive terraces on the uppermost levels. Besides that, both structures appear to be flush with the surrounding street-wall, and should further enhance a previously vacant gap in the block’s urban fabric.
